The house was erected in 1902 1903 by Mr. Ram (B.0.0. 6137). It is constructed of brick with wooden floors and tiled roof. It is in fair condition throughout. A considerable portion of the joinery is of teak, and the main beams are steel. The floor joists are China Fir, some of which are decayed; the ceilings are of plaster, which in some cases is very defective. There is no electric wiring in the house. The exterior is some- what dilapidated. The Lot is a small one so the garden is very limited in extent. The building is somewhat close to the hill- side and the back portions are therefore damp.

The house contains, on the ground floor, dining and

drawing rooms; staircase hall; some closed-in verandahs, end

offices.

On the first floor 4 bedrooms, with bathrooms and

some closed-in verandahs.

A basement about 6'0" high extends under about one-

half of the building.

There is a detached block of servants' quarters.

3. The house has been renovated from time to time but a

considerable gum will have to be spent on decorations, renewal

of floor joists, ceilings etc. in the course of a few years,

4. The premises are assessed @ 82, 160. After deducting Crown rent, insurance, & repairs, and capitalizing @ 71% the

value of the premises is.
